About PropCalc
PropCalc is a suite of free financial calculators purpose-built for the Canadian real estate market. Every calculation uses Canadian mortgage math — semi-annual compounding, CMHC insurance tiers, tiered down payment minimums, the B-20 stress test, and provincial land transfer tax for all 13 provinces and territories.
Why We Built This
Most mortgage and investment calculators online use US mortgage conventions — monthly compounding, no CMHC, no provincial transfer tax, no stress test. That produces inaccurate numbers for Canadian buyers and investors. PropCalc exists to give Canadians precise, locally-relevant answers without having to adjust for US-centric defaults.

Accuracy and Limitations
Our calculators follow official Canadian mortgage standards: semi-annual compounding (Interest Act of Canada), current CMHC insurance rates, and up-to-date provincial land transfer tax brackets. Results are for educational and planning purposes. For binding financial decisions, always consult a licensed mortgage broker, financial advisor, or real estate lawyer.
